Every layout at a glance, from studio to villa
Choosing a starting plan
Start with the number of bedrooms, then decide between one floor and two. The 1- to 4-bedroom plans share a 9.7 m (31′ 10″) deep layout around a central hallway; the 2- and 3-bedroom plans get longer as bedrooms are added, and the 4-bedroom plan trades the dining room for a bedroom. The villa fits four bedrooms and a study on a 12 × 9 m (39′ 4″ × 29′ 6″) footprint by going up a floor.
All sizes are measured to wall centre lines, as in the editor. Nothing is fixed: a 2-bedroom plan can grow into three bedrooms, and the villa can lose its upper floor.

Adapting a house plan
Select a wall and type a new length; you choose which end stays put, and the walls joined to the moving corner follow it. Lock the lengths and angles you want to keep first, and the editor keeps them while you edit. Use Add floor above to build upwards and place a stair to connect the floors. The area schedule shows the total for the whole house.
Frequently asked questions
Are these house plans free?
Yes. Open any of them, change anything, and export or share the result.
One floor or two: which plan should I start from?
The single-floor 4-bedroom plan has 133.9 m² (1,441 sq ft) of rooms on a 13.8 × 9.7 m (45′ 3″ × 31′ 10″) footprint. The two-floor villa has 216.0 m² (2,325 sq ft) on a 12 × 9 m footprint, with a stair and landing taking some of that space.
Can I use a plan to build a house?
Use them to explore and communicate a layout. Construction and permit drawings need a qualified professional who knows your local regulations.
Is there a 5-bedroom plan?
Not as a template. The 5-bedroom page shows how to turn the villa into one by converting its study.
Do the totals include hallways?
Yes. The totals add up every enclosed room, hallways, landings and the stair hall included, each measured to the wall center lines.
