2 Bedroom House Plans

If you are comparing 2 bedroom house plans, start with where the bedrooms sit. This plan keeps both bedrooms and the bathroom on the quiet side of a central hallway, opposite the living room and kitchen. It suits a couple who want a guest room or a home office, a small family, or two people sharing; the room sizes are below, and you can open the plan to change any of them.

Sizes and areas are measured to the centre lines of the walls, as in the editor. The clear floor inside each room is a little smaller.

Room configuration

The 1.2 m (3′ 11″) hallway runs the full 9.8 m (32′ 2″) length of the house from the front door. The living room, 6.6 × 4.5 m (21′ 8″ × 14′ 9″), and the kitchen sit on one side and open to it without doors. The bathroom, the main bedroom and the second bedroom line the other side, each behind its own door, with the bathroom nearest the entrance.

The two bedrooms are almost the same size: 3.8 × 4.0 m (12′ 6″ × 13′ 1″) and 3.6 × 4.0 m (11′ 10″ × 13′ 1″). That makes either one usable as the main room, and the second is big enough for a desk as well as a bed, so it can be a child's room, a guest room or a study without changes to the walls.

Furniture in each room

  1. Main bedroom

    A 1.6 × 2.0 m (5′ 3″ × 6′ 7″) double bed, two nightstands and a wardrobe.

  2. Second bedroom

    A 0.9 × 2.0 m (2′ 11″ × 6′ 7″) single bed, a nightstand, a wardrobe, and a 1.4 m (4′ 7″) desk with a chair.

  3. Living room

Sofa, armchair, coffee table, rug, TV stand and a bookshelf.

  4. Kitchen and bathroom

Counter, stove, fridge and a table for two in the kitchen; toilet, basin and shower in the bathroom.

Who this layout may suit

  1. Couple with a spare room

The second bedroom works as a guest room most of the year and an office the rest.

  2. Small family

A child's room next to the parents' room, both across the hall from the living space.

  3. Two people sharing

Two bedrooms of similar size, so neither person gets the box room.

Things to consider

  1. One bathroom

Both bedrooms share one bathroom. An en-suite needs space from the main bedroom or an extension.

  2. Where to eat

The kitchen table seats two. For more, try a larger table in the living room, the biggest room, and check the walking space around it.

  3. Storage

Each bedroom has a wardrobe; the hallway is long enough to take a run of cupboards if you keep the walking space clear.

  4. Plot shape

    The house is 9.8 m (32′ 2″) long and 9.7 m (31′ 10″) deep. On a narrower plot, consider the two-floor villa instead.

Common changes to a 2-bedroom house

  1. Add an en-suite

Divide part of the main bedroom with a new wall, add a door, then check the bed still has walking space around it.

  2. Make the second bedroom a study

Delete the single bed, keep the desk and rename the room.

  3. Make the kitchen bigger

Drag the wall between the kitchen and the living room; both areas update as you drag.

  4. Compare before and after

Open the area schedule to see each room and the total, and duplicate the project first if you want to keep the original.

Frequently asked questions

What size is this 2-bedroom house?

About 95.1 m² (1,023 sq ft) of rooms, measured to wall centre lines, on a 9.8 × 9.7 m (32′ 2″ × 31′ 10″) footprint.

Can both bedrooms have double beds?

Yes. The second bedroom is 3.6 m (11′ 10″) wide. Replace the single bed with the double bed from the library and check there is walking space on both sides.

Is there a version with a balcony?

Yes. The Modern 2 Bedroom Apartment template uses the same rooms plus a balcony off the living room, dimension lines and a note.

Can I add a second bathroom?

Yes. Take space from the main bedroom with a new wall, or extend the house at the bedroom end. The bathroom fittings are in the library.

How do I fit the plan to my plot?

Select each outside wall and type its length, then lock the lengths you need to keep. Inside walls can then be dragged without changing the footprint.
