5 Bedroom House Plans

There is no ready-made template for 5 bedroom house plans here. The closest plan is the two-floor villa: it already has four bedrooms and a study the size of a bedroom. The steps below turn it into a five-bedroom house, and the rest of the page covers what a fifth bedroom changes.

Turn the villa into a 5-bedroom house

  1. Open the villa

Use the button above; you get your own copy, saved in this browser.

  2. Convert the study

On the first floor, the study is 4.0 × 3.3 m (13′ 1″ × 10′ 10″). Delete the desk, chair and bookshelf, add a bed and a wardrobe from the library, and rename the room Bedroom 4.

  3. Count the bedrooms

You now have the guest bedroom downstairs and four bedrooms upstairs: five in all.

  4. Add a bathroom

Two bathrooms for five bedrooms is tight. Divide part of the stair hall or a bedroom with a new wall to fit a shower room.

  5. Check the totals

Open the area schedule: it lists every room on both floors, with a subtotal per floor and a grand total.

The five bedrooms after the conversion

Measured to wall centre lines. The clear floor of each is a little smaller.

  1. Main bedroom (first floor)

    5.0 × 4.5 m (16′ 5″ × 14′ 9″)

  2. Bedrooms 2 and 3 (first floor)

    3.5 × 4.5 m (11′ 6″ × 14′ 9″)

  3. Former study (first floor)

    4.0 × 3.3 m (13′ 1″ × 10′ 10″)

  4. Guest bedroom (ground floor)

    4.0 × 3.5 m (13′ 1″ × 11′ 6″)

Other ways to five bedrooms

To keep everything on one floor, open the single-floor 4-bedroom plan and draw a fifth bedroom against its end wall with the room tool. Extend the hallway or add a door so the new room can be reached; its area joins the total.

For more space, add a floor above the single-floor plan and place a stair. You can then move some bedrooms upstairs and give the ground floor back to living and dining space.

What a fifth bedroom changes

  1. Bathrooms

More people means longer queues in the morning, so plan the bathrooms at the same time as the bedrooms.

  2. Living and eating space

A table and seating for five or more takes floor. Check the kitchen-dining room and living room still fit everyone.

  3. Who sleeps where

A ground-floor bedroom suits a relative who should avoid stairs, or an older teenager who keeps late hours.

  4. Storage

Each bedroom in the villa has one wardrobe. A larger household usually needs a cupboard for linen and coats as well.

Frequently asked questions

Is there a 5-bedroom template?

No. Convert the villa's study instead; the steps above take a handful of edits in the editor.

How big will the five-bedroom villa be?

Converting the study does not change the floor area: 216.0 m² (2,325 sq ft) across both floors, measured to wall centre lines.

Can I add a third floor?

Yes. Use Add floor above on the first floor and place a stair to reach it. The area schedule adds the new floor to the total.

Can I keep my five-bedroom version as a starting point?

Yes. Your project stays in this browser; download it as a .fp3d file to keep a copy or open it on another device.
