Two Story House Plans

Two story house plans fit more rooms on a smaller plot, but the stair and the upper floor have to line up with the rooms below. The villa template shows the usual split: living, kitchen and a guest room downstairs, the main bedrooms upstairs, and a straight stair in the entrance hall joining them.

Sizes and areas are measured to the centre lines of the walls, as in the editor. The clear floor inside each room is a little smaller.

How the two floors fit together

Both floors share the same 12 m (39′ 4″) by 9 m (29′ 6″) outline, so the outside walls stack. The front door opens into a 4.8 × 3.5 m (15′ 9″ × 11′ 6″) hall with the stair along one wall. From the hall, a wide opening leads to the living room, which opens in turn to the kitchen-dining room; the guest bedroom has its own door off the hall.

Upstairs, the stair arrives in a stair hall that opens onto a 1.2 m (3′ 11″) landing running the width of the house. The main bedroom, two more bedrooms, the bathroom and the study all open off that landing.

The drawing above shows the ground floor; the table lists both floors. In the editor, the floor switcher moves between levels and the 3D view can show both floors stacked or one at a time.

Building a two-story plan in the editor

  1. Draw the ground floor

Outside walls first, at their real lengths, then the inside walls.

  2. Add the floor above

Use Add floor above, then check the ground floor's floor-to-floor height, which sets the stair's risers.

  3. Place the stair

Choose a straight, L-shaped, U-shaped or spiral stair on the ground floor; the riser count follows the floor height and the floor above gets an opening.

  4. Draw the upper rooms

Draw the outside walls at the same lengths as the floor below so they line up, then divide the space into bedrooms and a bathroom.

  5. Check it in 3D

Show one floor at a time or both stacked, and walk through each floor in walk mode; switch floors to walk the one above.

Things to get right on two floors

  1. Stack the wet rooms

A bathroom above a bathroom or kitchen usually means shorter pipe runs. In the villa the two bathrooms are offset; try moving the upstairs one over the one below.

  2. Leave space at the top of the stair

The villa's stair arrives in its own hall rather than straight into a room.

  3. Keep a bedroom downstairs

The ground-floor guest room suits visitors who should avoid stairs. Its bathroom opens off the kitchen-dining room; a door from the guest room instead would make it an en-suite.

  4. Count every floor

The area schedule shows each floor separately and the total for the whole house.

When two floors make sense

  1. A narrow or small plot

The villa fits 4 bedrooms and a study on a smaller footprint than the single-floor 4-bedroom plan.

  2. Separating day and night

Guests and noise stay downstairs; bedrooms stay quiet upstairs.

  3. Keeping garden space

A smaller footprint leaves more of the plot outside the house.

Frequently asked questions

Is there a template for more than two floors?

No. The villa and the 4 BHK duplex are the two-floor templates; add more floors to either, or to any plan, with Add floor above or Add floor below.

What stair shapes can I use?

Straight, L-shaped, U-shaped and spiral. Set the run length; the editor works out the risers from the floor-to-floor height and shows the resulting tread depth.

How big is the two-story villa?

216.0 m² (2,325 sq ft) of rooms across both floors, measured to wall centre lines: 108.0 m² (1,163 sq ft) downstairs and 108.0 m² (1,163 sq ft) upstairs.

Can I export both floors?

Yes. The PDF export can include the current floor or all floors, one sheet per floor, with a room schedule.

Should I choose two floors or one?

Two floors use less plot and separate sleeping from living; one floor avoids stairs. The single story page compares the one-level plans by size.
