3 Bedroom House Plans
The first decision in 3 bedroom house plans is whether everything fits on one floor. This page shows both answers as editable plans: a single-floor house with a separate dining room, and a two-floor villa with three bedrooms upstairs and a guest room below. Compare them in the table, then open the one closer to your brief.

Sizes and areas are measured to the centre lines of the walls, as in the editor. The clear floor inside each room is a little smaller.
Living on one side, sleeping on the other
A 13.8 m (45′ 3″) hallway is the spine of the single-floor plan. The living room, 7.0 × 4.5 m (23′ × 14′ 9″), the dining room and the kitchen line one side and open onto it without doors. The bathroom and the three bedrooms line the other side behind doors. The front door is at the living-room end, so guests reach the living room first and the bedrooms stay out of the way.
The main bedroom is 4.2 × 4.0 m (13′ 9″ × 13′ 1″) with a double bed. The other two are 3.6 × 4.0 m (11′ 10″ × 13′ 1″) each, furnished as children's rooms with a single bed, a wardrobe and a desk.

Things to consider
One bathroom for three bedrooms
The single-floor plan has one bathroom, at the entrance end of the hall. A household that fills three bedrooms may want a second one or an en-suite.
Dining room access
The dining room opens only to the hallway, so dishes travel 4.4 m (14′ 5″) along the hall from the kitchen opening. An opening in the wall between kitchen and dining room shortens that.
A long footprint
At 13.8 m (45′ 3″) long, the single-floor plan needs a wide plot. The villa fits more rooms on 12.0 × 9.0 m (39′ 4″ × 29′ 6″).
Storage and laundry
Wardrobes are the only storage drawn and there is no utility room. Allow for both before you settle the room sizes.
Making a 3-bedroom plan your own
Add a second bathroom
Shorten the main bedroom with a new wall for an en-suite, or turn part of the dining room into a cloakroom.
Use the third bedroom as a study
Keep the desk, delete the bed and rename the room.
Keep the footprint fixed
Lock the outside wall lengths you have measured. Dragging an inside wall along the house moves its ends along the outside walls, so the outline stays the same.
Check the total
The area schedule lists every room with a total for each floor and the whole house.

Frequently asked questions
How many square feet are these 3-bedroom house plans?
The single-floor plan is 133.9 m² (1,441 sq ft) and the villa 216.0 m² (2,325 sq ft) across both floors, both measured to wall centre lines.
Should a 3-bedroom house be on one floor or two?
One floor means no stairs and simple circulation but a larger footprint and roof. Two floors fit on a smaller plot and separate sleeping from living. The table above compares the two plans directly.
Can I make the single-floor plan L-shaped?
Yes. Draw new walls off a corner to add a wing; the editor turns every enclosed space into a room with its own area.
How do I add a second bathroom?
Divide off part of the main bedroom or the dining room with a new wall, add a door and place a toilet, basin and shower from the library.
Can I get drawings for a builder from it?
You can export a scaled PDF with a room schedule, an SVG or a PNG. They are for planning and discussion; construction drawings still need a qualified professional.
