1 Bedroom House Plans

In 1 bedroom house plans, each of the few rooms has to be the right size and in the right place. This layout puts a double bedroom, a living room, a kitchen with a table and a bathroom off one short hallway. The table below gives every room's size, and the plan opens in the editor as your own copy to resize, refurnish or extend.

Sizes and areas are measured to the centre lines of the walls, as in the editor. The clear floor inside each room is a little smaller.

How the layout is organised

The front door opens into a 1.2 m (3′ 11″) wide hallway that runs across the house. On one side, the living room and the kitchen open off it through wide openings with no doors, 1.2 m (3′ 11″) and 0.9 m (2′ 11″) wide. On the other side, the bathroom and the bedroom each have a door. Nobody crosses the living room to reach the bathroom, and the bedroom is not the first room a visitor sees.

The bedroom is the largest room at 5.4 × 4.0 m (17′ 9″ × 13′ 1″), slightly bigger than the 4.6 × 4.5 m (15′ 1″ × 14′ 9″) living room. The house measures 7.8 m (25′ 7″) by 9.7 m (31′ 10″) to the centre lines of its outside walls.

Every room except the hallway has a window in an outside wall: 2 m (6′ 7″) wide in the living room, 1.4 m (4′ 7″) in the bedroom, 1.2 m (3′ 11″) in the kitchen and a small one in the bathroom. Daylight reaches the hallway through the living-room opening.

Furniture and space planning

Every item comes from the editor's library at a real size, so you can resize it to what you own or swap it.

  1. Bedroom

    A 1.6 × 2.0 m (5′ 3″ × 6′ 7″) double bed between two nightstands and a 1.2 m (3′ 11″) wardrobe. There is wall space left for a desk or a cot.

  2. Living room

    A 2.1 m (6′ 11″) sofa facing a TV stand, an armchair, a coffee table and a rug.

  3. Kitchen

    A 1.8 m (5′ 11″) counter, a stove and a fridge along the walls, with a 1.6 × 0.9 m (5′ 3″ × 2′ 11″) table and two chairs in the middle.

  4. Bathroom

    Toilet, basin and a 0.9 × 0.9 m (2′ 11″ × 2′ 11″) shower; the room is 2.4 × 4.0 m (7′ 10″ × 13′ 1″).

Who a one-bedroom house may suit

  1. One or two people

A separate bedroom with a door, a kitchen big enough to eat in and one living room.

  2. A garden cottage or annex

A self-contained home for a relative or guests on a larger plot.

  3. Downsizing

Fewer rooms to heat and clean, with the bedroom large enough to keep a desk or a hobby corner.

Things to consider

  1. Storage

The only storage drawn is the bedroom wardrobe. Plan a coat cupboard or shelving early, for example at the end of the hallway.

  2. Laundry

There is no utility room. The library has a 0.6 × 0.6 m (2′ × 2′) washer to place in the kitchen or bathroom.

  3. Kitchen to living room

The two rooms share a wall but not an opening, so you go through the hallway. Delete that wall if you want one open room.

  4. Clear floor

Room sizes are to wall centre lines; the floor you can furnish is about 15 cm (6″) less each way.

Adapting it to your plot

  1. Set the outside size

Select an outside wall, type the length your plot allows and choose which end stays put; the joined walls follow.

  2. Open up the day rooms

Delete the wall between the living room and the kitchen to make one open-plan room, then give it a new name.

  3. Add a porch or extension

Draw walls against the outside of the house; each enclosed space becomes a room and its area joins the total.

  4. Walk through it

Switch to 3D and use walk mode to go from the front door to the bedroom.

Frequently asked questions

How big is this 1-bedroom house plan?

The rooms add up to 75.7 m² (814 sq ft), measured to wall centre lines, on a 7.8 × 9.7 m (25′ 7″ × 31′ 10″) footprint. Change any wall and the areas update.

Can I turn it into a two-bedroom house?

Yes. Lengthen the house and add a room on the bedroom side, or divide the bedroom with a new wall. The 2-bedroom plan shows the first approach already done.

Can I add a porch, a garage or an extension?

Yes. Draw the new walls against the outside of the house. The editor finds every enclosed space, makes it a room and adds its area to the total.

Can I plan it in feet and inches?

Yes. Switch units in the top bar at any time; every length and area converts. While drawing a wall you can type a length such as 14'9 or 4.5m.

Can I build from this plan?

Use it to decide on a layout and to discuss it. You can export a scaled PDF with a room schedule, but construction and permit drawings need a qualified professional who knows the rules where you build.
