4 Bedroom House Plans
4 bedroom house plans need either a long single floor or a second storey: one takes more of the plot, the other adds a stair. Both are here as editable plans: a one-floor layout with all four bedrooms off a hallway, and a two-floor villa with a guest bedroom downstairs and three bedrooms and a study upstairs.

Sizes and areas are measured to the centre lines of the walls, as in the editor. The clear floor inside each room is a little smaller.
Where the fourth bedroom comes from
This plan has the same 13.8 m (45′ 3″) by 9.7 m (31′ 10″) footprint as the 3-bedroom layout and the same total area. The difference is the dining room: in its place, the living side of the hall has a bedroom of 3.6 × 4.5 m (11′ 10″ × 14′ 9″), and the dining table moves into the kitchen.
Keep that trade in mind when you compare house plans: a bedroom added without more floor area takes space from another room, usually dining or living space. Here the living room also shrinks slightly, to 6.8 × 4.5 m (22′ 4″ × 14′ 9″).
The bedroom on the living side sits apart from the other three, next to the kitchen. That suits a guest room, an older child or a home office better than a nursery.
Four bedrooms over two floors

How the bedrooms are furnished
Main bedroom
4.2 × 4.0 m (13′ 9″ × 13′ 1″): double bed between two nightstands, with a wardrobe.
Three single rooms
Each has a single bed, nightstand, wardrobe, desk and chair.
Villa guest bedroom
4.0 × 3.5 m (13′ 1″ × 11′ 6″) on the ground floor, so a visitor has no stairs to climb.
Villa study
4.0 × 3.3 m (13′ 1″ × 10′ 10″) upstairs with a desk and a bookshelf, big enough to become a fifth bedroom.
Things to consider
Bathrooms
The single-floor plan has one bathroom for four bedrooms, the villa two. Plan at least one more for a large household.
Villa downstairs bathroom
It opens off the kitchen-dining room rather than the hall. A door in the wall it shares with the guest bedroom, in place of the current one, would make it an en-suite.
Eating space
Without a dining room, the single-floor plan seats its table in the kitchen. Check it fits the number of people you cook for.
Footprint against plot
One floor needs 13.8 × 9.7 m (45′ 3″ × 31′ 10″); the villa 12.0 × 9.0 m (39′ 4″ × 29′ 6″) for more total floor area.
Adapting a 4-bedroom plan
Choose one floor or two
Open the single-floor plan for step-free living, or the villa for a smaller footprint.
Give the bathrooms room
Split a bedroom or extend the house to add an en-suite, then place fittings from the library.
Resize the bedrooms
Drag the wall between two bedrooms to where you want it; the areas of both rooms update as you drag.
Walk the result
Use walk mode in 3D to check the route from each bedroom to a bathroom.

Frequently asked questions
How many bathrooms do these 4-bedroom plans have?
The single-floor plan has one bathroom and the villa two, one on each floor. Both can take more: draw new walls to divide off a shower room.
Why do the 3- and 4-bedroom single-floor plans have the same area?
They share a footprint. The 4-bedroom plan turns the dining room into a bedroom and puts the dining table in the kitchen.
What is the total area of the 4-bedroom villa?
216.0 m² (2,325 sq ft) across both floors, measured to wall centre lines. The single-floor plan is 133.9 m² (1,441 sq ft).
Can I add a garage?
Yes. Draw the garage walls against the house; the new space becomes a room you can name, and its area joins the total.
Can I use the fourth bedroom as an office?
Yes. The bedroom next to the kitchen already has a desk; delete the bed and rename the room.
