House Floor Plan Maker

Use the house floor plan maker to plan a house that has not been built yet. Lay out every floor, size the rooms against your brief, connect the levels with a stair, and walk through the house in 3D before you pay for professional drawings.

Designing from a brief

A new house usually starts with a list: how many bedrooms, how large the kitchen should be, whether there is a study or a downstairs WC. The editor lets you test that list against a footprint before anything is fixed.

The area schedule adds up every room on every floor, so you can see straight away whether a plan meets a target such as 1,500 sq ft (about 139 m²). The villa template, for example, has twelve rooms over two floors totalling about 216 m² (2,325 sq ft).

Built for whole houses

  1. Floors above and below

Add an upper floor or a basement and set the floor-to-floor height for each level.

  2. Stairs that connect levels

Choose a straight, L-shaped, U-shaped or spiral stair; set the risers and tread depth, and the floor above gets an opening.

  3. Structural columns

Place round or rectangular columns where the structure needs them.

  4. Wall thickness

Use thicker external walls and thinner partitions; set each wall's thickness in its properties.

  5. Whole-house areas

The area schedule lists each room and the total for one floor or all floors, in m² or sq ft.

  6. Walk the house in 3D

Walk from the front door to the bedrooms in first person to check sightlines and circulation.

How to design a house floor plan

  1. Outline the footprint

Draw the outside walls of the ground floor at their real lengths.

  2. Divide into rooms

Add interior walls; each enclosed space becomes a room you can name.

  3. Add the upper floor

Use "Add floor above", place a stair on the ground floor, and draw the rooms upstairs around its opening.

  4. Check areas

Open the area schedule and compare room sizes with your brief.

  5. Review in 3D and share

Walk through the house, then send a share link or a scaled PDF to the people involved.

Things to settle on the plan

Most of the decisions that make a house work are visible in plan: which rooms sit next to each other, how you get from the entrance to the kitchen and the bedrooms without crossing a living space, where the stair lands, and which rooms get the most daylight. The right answer depends on the plot, the orientation and how the household lives.

Areas are measured to wall centre lines, so they include half of each surrounding wall. Thick external walls make that difference larger, which matters when you compare your plan with a figure quoted as internal or "carpet" area.

Projects it suits

  1. Self-build and custom homes

Explore layouts for a plot before briefing an architect.

  2. Extensions

Add a rear or side extension to a plan and see the new total area.

  3. Comparing builder layouts

Redraw two developer floor plans to compare room sizes on equal terms.

Frequently asked questions

Can I design a two-story house?

Yes. Add as many floors as you need, set each floor-to-floor height, and connect them with stairs. The 3D view shows all floors stacked, or one at a time.

Are the plans ready for a building permit?

No. The editor is a design and communication tool. Permit and construction drawings need a qualified professional who knows the rules where you are building.

Can I start from an existing house plan?

Yes. Open one of the house templates, or load an image or PDF of a plan you already have as a background, scale it, and trace its walls.

How do I design to a target size?

Use the room dimension calculator to turn target areas into widths and lengths, draw the rooms, then check the totals in the area schedule.

Does it draw roofs or elevations?

Roofs, yes: draw a roof as a surface and give its corners different heights for a slope; it shows in 3D. Elevation and section drawings are not part of the editor.

How do I share the design with an architect?

Export a PDF at 1:50 or 1:100 with a room schedule, and send the .fp3d file or a share link if they want to open the editable plan.
