Layout overview

The outer walls measure 9.80 × 9.70 m (32′ 2″ × 31′ 10″). The main bedroom has a double bed with two nightstands; the second bedroom has a single bed, a desk and a chair, so it works as a child's room or a study.

The living room is 6.60 × 4.50 m (21′ 8″ × 14′ 9″) and has a bookshelf as well as a sofa, armchair, coffee table and TV stand.

Sizes and areas are measured to the center lines of the walls, the same way the editor’s area schedule measures them, so each room’s clear floor is slightly smaller.

What makes this layout work

  1. Bedrooms of similar size

The main bedroom is 15.2 m² (164 sq ft) and the second 14.4 m² (155 sq ft), so either can be the main one.

  2. A bathroom between the bedrooms and the door

The bathroom is the first room on the sleeping side, close to both the bedrooms and the front door.

  3. Open day rooms

Living room and kitchen open to the hallway without doors, which keeps the day side light.

Who this template suits

  1. Family or shared flat

Plan two bedrooms of similar size for flatmates or a family.

  2. Home office in the second bedroom

The desk is already there; add a bookshelf or a second desk.

  3. Checking a new build

Redraw the plan from a brochure to check furniture before you buy.

Things to consider

  1. One bathroom for two bedrooms

Fine for a family; flatmates on the same schedule may want a second WC. There is space to take one from the hallway end or a bedroom corner.

  2. No outdoor space

This is the plain version. The modern 2 bedroom template adds a balcony along the living room.

  3. A small table in the kitchen

The kitchen (14.4 m² (155 sq ft)) has a table with two chairs. For four people, move the table into the living room or widen the kitchen.

Make it fit your space

  1. Add a balcony

Draw a room against the living room wall with the room tool (R) and put a door in the shared wall, as in the modern 2 bedroom template.

  2. Add an en-suite

Draw two walls with the wall tool (W) to close off a corner of the main bedroom and add a door (D); the closed space becomes its own room.

  3. Measure the walking space

Use the measure tool (M) between furniture and walls to check the gaps you need.

Frequently asked questions

What is the difference from the modern 2 bedroom template?

This one is the plain layout. The modern 2 bedroom template uses the same rooms and adds a balcony, overall dimension lines and a note, as a finished sample.

How big are the bedrooms?

Main bedroom 3.80 × 4.00 m (12′ 6″ × 13′ 1″); bedroom 2 3.60 × 4.00 m (11′ 10″ × 13′ 1″).

What is the total area of the 2 bedroom plan?

95.1 m² (1023 sq ft), the hallway included, inside outer walls of 9.80 × 9.70 m (32′ 2″ × 31′ 10″). Sizes are measured to the wall center lines, so the clear floor is slightly less.

Can the second bedroom be a home office?

Yes. It already has a desk and a chair next to the single bed; delete the bed and add a second desk or a bookshelf from the library.

Can I turn it into a 3 bedroom flat?

Start from the 3 bedroom house template, which uses the same hallway layout with one more bedroom and a dining room, or widen this plan by dragging the end walls and add a room.
