Sizes and areas are measured to the centre lines of the walls, as in the editor. The clear floor inside each room is a little smaller.
A flat organised around its hallway
The front door opens into a hallway with rooms on either side. The living room, 6.6 × 4.5 m (21′ 8″ × 14′ 9″), and the kitchen open onto the hall on the balcony side; both bedrooms and the bathroom face the other way, behind doors. The balcony runs the full width of the living room, with a door and a 2 m (6′ 7″) window onto it, and is furnished with two armchairs and a coffee table.
The dimension lines give the overall width and depth of the flat and are attached to its corners. Change a wall and they update, which makes this a useful starting point for checking a flat against an agent's plan.

Ways to use a two-bedroom flat
Flatmates
The bedrooms are 3.8 m (12′ 6″) and 3.6 m (11′ 10″) wide. Put a double bed in each and check the walking space.
Home office
The second bedroom already has a desk; delete the bed for a full study.
Family with a baby
Resize the single bed to the size of a cot and keep the desk as a changing table.
Open-plan kitchen
Delete the wall between kitchen and living room to make one large room.
Things to consider
One bathroom
Two bedrooms share one bathroom near the front door. Flatmates may want to plan a second basin or a shower room.
Balcony area
The balcony, 10.6 m² (114 sq ft), is counted in the total. Listings often leave balconies out of the floor area.
Dining
