Layout overview

A 1.20 m (3′ 11″) wide hallway runs the full 13.80 m (45′ 3″) width of the plan. Living room, dining room and kitchen line up on one side; the bathroom and the three bedrooms are on the other.

The dining room sits between the living room and the kitchen. Each of the three day rooms opens to the hallway through an opening without a door; the bedrooms and the bathroom have doors.

What makes this layout work

  1. Kitchen next to the dining room

    Kitchen and dining room are both 3.40 × 4.50 m (11′ 2″ × 14′ 9″) and share a wall.

  2. Bedrooms together

All three bedrooms are on the quiet side of the hallway, away from the living room.

  3. Two flexible bedrooms

    Bedrooms 2 and 3 are 3.60 × 4.00 m (11′ 10″ × 13′ 1″) each, with a single bed, desk and wardrobe.

Who this template suits

  1. A bungalow

Everything on one level, with no stairs.

  2. A family home

Three bedrooms and a separate dining room for a family of four or five.

  3. A renovation study

Redraw your own house over it and see what moving one wall would change.

Things to consider

  1. One bathroom for three bedrooms

Expect queues on busy mornings. An en-suite taken from the main bedroom is one fix.

  2. No direct door from kitchen to dining room

Plates go out through the hallway. Drag an opening from the library onto the shared wall if you want a pass-through.

  3. A long hallway

The hallway takes 16.6 m² (178 sq ft), more than the bathroom. It keeps rooms private, but it is floor you cannot furnish.

  4. One entrance

The only outside door is at the end of the hallway. Add a back door in the kitchen or living room if you need garden access.

Make it fit your space

  1. Add a second bathroom

Draw two walls to close off a corner of the main bedroom and add a door (D) to make an en-suite.

  2. Open the kitchen

Delete the wall between the kitchen and the dining room to make one kitchen-diner.

  3. Build upwards

Add a floor above from the floors menu and place a stair (S) in the hallway.

Frequently asked questions

How big is the 3 bedroom template?

133.9 m² (1441 sq ft) on one level; the outer walls measure 13.80 × 9.70 m (45′ 3″ × 31′ 10″).

Is it a house or an apartment?

Either: it is drawn on a single level with the front door at the end of the hallway, so it works as a single-story house or a large flat.

How big are the bedrooms in the 3 bedroom plan?

Main bedroom: 4.20 × 4.00 m (13′ 9″ × 13′ 1″); Bedroom 2: 3.60 × 4.00 m (11′ 10″ × 13′ 1″); Bedroom 3: 3.60 × 4.00 m (11′ 10″ × 13′ 1″).

Can I make it a 4 bedroom house?

Yes. The 4 bedroom template is this plan with the dining room turned into a bedroom; or change it yourself by renaming the dining room and furnishing it as a bedroom with a door.

Is this plan ready to build from?

No. It is a layout for planning and discussion, not a construction drawing. Builders and local authorities need drawings that meet the rules where you live, usually prepared by a professional.
