Layout overview

The rooms add up to 105.6 m² (1137 sq ft), including the 10.6 m² (114 sq ft) balcony. The balcony runs along the front of the living room and has its own door, two armchairs and a small table.

Two dimension lines give the overall width and depth, and a text note sits below the plan. Both are ordinary dimension and text objects you can move, edit or delete.

Sizes and areas are measured to the center lines of the walls, the same way the editor’s area schedule measures them, so each room’s clear floor is slightly smaller.

What makes this layout work

  1. Outdoor space off the living room

The balcony is as wide as the 6.60 × 4.50 m (21′ 8″ × 14′ 9″) living room, so it extends the main room rather than a bedroom.

  2. Dimensioned like a real drawing

Overall dimension lines make the plan readable on paper; they stay attached to the corners when you move walls.

  3. Furnished room by room

27 items of furniture show how each room is meant to be used.

Who this template suits

  1. Learning the editor

Select walls, rooms, furniture, dimensions and text to see what each one can do.

  2. An apartment with outdoor space

Resize the balcony or move it to a bedroom.

  3. Printing a plan

Export it to PDF with a title block and room schedule to see what a finished sheet looks like.

Things to consider

  1. The balcony is in the total

The editor counts every closed room, so the 10.6 m² (114 sq ft) balcony is part of 105.6 m² (1137 sq ft). Sales particulars often list outdoor space separately; compare like with like.

  2. Dimensions are to center lines

The overall dimension lines run between wall corners on the center lines, not to the outside face of the walls.

  3. Still one bathroom

The finished version keeps the single bathroom of the plain 2 bedroom layout.

Make it fit your space

  1. Try split view

Show 2D and 3D side by side and change a wall to see both update.

  2. Change the balcony

Drag the balcony's outer wall in or out to change its depth; the side walls stretch to follow.

  3. Export it

Use the export menu for PDF, SVG, PNG or print.

Frequently asked questions

Is the balcony included in the total area?

Yes. The total of 105.6 m² (1137 sq ft) counts every closed room, the 10.6 m² (114 sq ft) balcony included. Without it the apartment is 95.1 m² (1023 sq ft).

Can I remove the note and the dimension lines?

Yes. Select them and press Delete, or hide the Dimensions and Annotations layers.

How deep is the balcony?

1.60 m (5′ 3″) to the wall center lines, across the full 6.60 m (21′ 8″) width of the living room. Drag its outer wall to change the depth.

Can I add my own dimension lines?

Yes. The dimension tool (Shift + D) draws a dimension between two points; snap its ends to wall corners so it follows the walls when they move.

What is in the PDF export?

You choose the paper size, orientation and scale; the sheet can include a title block, a legend and a room schedule. Each floor can go on its own sheet.
