3 Bedroom Apartment Floor Plans

3 bedroom apartment floor plans have to fit a family on a single floor, with no upstairs to send the bedrooms to. This layout lines the bedrooms up along one side of a hallway and gives the other side to the living room, a separate dining room and the kitchen. A four-bedroom variant on the same outline is one click away.

Every room size in the 3 Bedroom plan

One level, three bedrooms

In a flat, the bedrooms are separated sideways rather than by a floor. The three bedrooms and the bathroom share one side of the hallway; the living room, 7.0 × 4.5 m (23′ × 14′ 9″), dining room and kitchen share the other, each with a window on the outside wall.

The front door is at the living-room end of the hallway, so guests reach the living room first and the children's rooms stay further in. For a fourth bedroom in place of the dining room, open the 4-bedroom template: it makes that swap within the same outline and moves the dining table into the kitchen.

Adapting a family flat

  1. Second bathroom

The layout has one bathroom. Take part of the main bedroom with a new wall to add an en-suite.

  2. Kitchen-diner

Delete the wall between kitchen and dining room for one 6.8 m (22′ 4″) long kitchen-diner.

  3. Storage

Add wardrobes from the library along the hallway wall, and check the hall stays wide enough to walk.

  4. Balcony

Draw a balcony outside the living room and add a door to it.

Things to consider

  1. Hallway length

The hall is 13.8 m (45′ 3″) long and takes 16.6 m² (178 sq ft). That buys privacy for every room, at the cost of floor.

  2. A row, not a split

All three bedrooms sit in a row, with the main bedroom next to the bathroom and the children's rooms. Some families prefer the parents' room at the far end; swap the furniture between rooms to try it.

  3. Noise between rooms

Bedrooms sit side by side with shared walls. Put wardrobes on those walls if you want a buffer.

  4. Comparing with a listing

Flat listings often quote internal area; this plan measures to wall centre lines.
