House Floor Plan Examples

Three complete homes make up these house floor plan examples, each with notes on why the layout works and where it falls short: a single-level home with three bedrooms and a dining room, a four-bedroom version on the same footprint, and a villa on two floors.

How to read these plans

The drawings are generated from the plans themselves, at true proportions, with walls at their real thickness and rooms shaded in color. Sizes are measured to the wall center lines, which is how the editor measures rooms.

Under each plan, one link opens it as your own copy in the editor and another goes to its template page, where every room is listed with its size.

Single-level home with three bedrooms

2D floor plan of the 3 Bedroom template, Ground Floor: 3 bedrooms, 1 bathroom, living room, kitchen, dining room
The 3 Bedroom template: 3 bedrooms, 1 bathroom, living room, kitchen, dining room; 133.9 m² (1,441 sq ft) of rooms, 13.80 × 9.70 m (45′ 3″ × 31′ 10″) overall between wall center lines.

3 Bedroom

8 rooms · 133.9 m² (1441 sq ft) · outer size 13.80 × 9.70 m (45′ 3″ × 31′ 10″)

Why the three-bedroom layout works

  1. One hallway, two sides

A 1.20 m (3′ 11″) wide hallway runs the length of the house: shared rooms on one side, bedrooms and the bathroom on the other.

  2. Dining between living and cooking

The dining room sits between the kitchen and the living room, so the living room stays a separate, quieter room. There is no opening straight from the kitchen to the dining room: plates go out through the hallway.

  3. Where it falls short

One bathroom serves three bedrooms. In a family home, an en-suite taken from the main bedroom is the usual fix.

Four bedrooms on the same footprint

2D floor plan of the 4 Bedroom template, Ground Floor: 4 bedrooms, 1 bathroom, living room, kitchen, 133.9 m² (1,441 sq ft)
The 4 Bedroom template: 4 bedrooms, 1 bathroom, living room, kitchen; 133.9 m² (1,441 sq ft) of rooms, 13.80 × 9.70 m (45′ 3″ × 31′ 10″) overall between wall center lines.

4 Bedroom

8 rooms · 133.9 m² (1441 sq ft) · outer size 13.80 × 9.70 m (45′ 3″ × 31′ 10″)

What changes with a fourth bedroom

  1. Same outline, different use

Both plans are 13.80 × 9.70 m (45′ 3″ × 31′ 10″). The dining room is traded for a bedroom, and the table moves into the kitchen.

  2. A bedroom on the day side

The extra bedroom sits next to the kitchen, away from the others. It suits a guest room, a teenager or a home office.

  3. Decide before you build

Put the two plans side by side to choose between a dining room and an extra bedroom.

  4. Where it falls short

Four bedrooms still share one bathroom, and the kitchen table seats two. Fix both before anything else.

A villa on two floors

2D floor plan of the Villa template, Ground Floor: 1 bedroom, 1 bathroom, living room, kitchen, dining room, 12.00 × 9.00 m
Ground Floor of the Villa template: 1 bedroom, 1 bathroom, living room, kitchen, dining room; 108.0 m² (1,163 sq ft) of rooms, 12.00 × 9.00 m (39′ 4″ × 29′ 6″) overall between wall center lines.
2D floor plan of the Villa template, First Floor: 3 bedrooms, 1 bathroom, study, 108.0 m² (1,163 sq ft), 12.00 × 9.00 m
First Floor of the Villa template: 3 bedrooms, 1 bathroom, study; 108.0 m² (1,163 sq ft) of rooms, 12.00 × 9.00 m (39′ 4″ × 29′ 6″) overall between wall center lines.

Villa

12 rooms · 216.0 m² (2325 sq ft) · outer size 12.00 × 9.00 m (39′ 4″ × 29′ 6″)

How the villa splits its two floors

  1. Day downstairs, night upstairs

The ground floor (108.0 m² (1163 sq ft)) holds the living room, kitchen-diner, a guest bedroom and a bathroom; the first floor (108.0 m² (1163 sq ft)) has three bedrooms, a study and a second bathroom.

  2. The stair in the entrance hall

The stair rises from the hallway by the front door, so you reach the stairs without crossing the living room.

  3. A study apart from the bedrooms

Upstairs, the study is across the landing from the bedrooms, so work and sleep stay separate.

  4. Where it falls short

The ground-floor bathroom door opens from the kitchen-diner, and the main bedroom has no en-suite.

Turn an example into your own house

  1. Open the closest layout

Pick by number of bedrooms and floors; everything in it can change.

  2. Set the outer size

Select an outer wall and type its length, then lock it so later edits keep it.

  3. Move the inside walls

Drag walls between rooms; areas update in the area schedule as you go.

  4. Check it in 3D

Walk through in 3D to see how the rooms connect before you export a PDF.

Frequently asked questions

Can I add a floor to a single-level example?

Yes. Add a floor above from the Floors menu and place a stair with the stair tool (S). The floor below shows faintly as a guide while you draw.

Are these plans ready to build?

No. They are layout examples for planning and discussion. A builder, architect or local authority will need drawings that meet the rules where you live.

One floor or two: how do I choose?

On the same plot, two floors give more rooms: the villa has 216.0 m² (2325 sq ft) over a 12.00 × 9.00 m (39′ 4″ × 29′ 6″) footprint. One floor means no stairs and easier access to every room. Your plot size, budget and who will live there decide it.

Why are the areas bigger than a listing for a similar house?

The areas here are measured to the wall center lines and include hallways. Listings may quote internal floor area, or count only some rooms, so compare like with like.

Can I change the size of an example?

Yes. Open it, select an outer wall and type a new length; walls joined to it follow, and the room areas update in the area schedule.
