Modern Floor Plan Examples
These modern floor plan examples, a house on two floors and two apartments, show the layout ideas most associated with modern homes: wide openings instead of doors, open-plan living and outdoor space off the main room. The plans cover layout; styling is up to you.
A two-floor house with wide openings

Villa
12 rooms · 216.0 m² (2325 sq ft) · outer size 12.00 × 9.00 m (39′ 4″ × 29′ 6″)
Openings instead of doors
One open ground floor
The 38.5 m² (414 sq ft) living room opens to the kitchen-diner and to the hallway through wide openings.
Doors where they count
The guest bedroom and the bathroom keep their doors; the other ground-floor rooms open into each other.
A study upstairs
A separate study on the bedroom floor gives a quiet place to work away from the open living space.
Open-plan living and kitchen

Apartment
3 rooms · 52.5 m² (565 sq ft) · outer size 10.50 × 5.00 m (34′ 5″ × 16′ 5″)
A simple open plan
Kitchen, dining, lounge in a row
Each activity gets its own strip of one room, so the space is open without feeling unplanned.
Sight lines
From the sofa you can see across the kitchen to the window, so the three areas read as one room.
Private rooms stay private
Only the bedroom and the bathroom have doors.
Outdoor space off the living room

Modern 2 Bedroom Apartment
7 rooms · 105.6 m² (1137 sq ft) · outer size 9.80 × 11.30 m (32′ 2″ × 37′ 1″)
The balcony as an extra room
Full width of the living room
The balcony is 6.60 × 1.60 m (21′ 8″ × 5′ 3″), as wide as the living room it opens from.
Furnished like a room
With two armchairs and a table, it works as part of the living space.
Drawn like any room
In the editor, a balcony is a room against an outer wall, with a door into it.
Give any plan a more open layout
Remove a wall
Delete the wall between the kitchen and the living room; the two rooms merge into one.
Widen an opening
Select a doorway or an opening and type a larger width in the properties panel.
Enlarge the windows
Select a window and change its width and height.
Add outdoor space
Draw a room against an outer wall with the room tool (R) and add a door.
Frequently asked questions
What makes a floor plan modern?
There is no fixed definition. Layouts usually described as modern share a few ideas: an open kitchen and living space, fewer corridors, large windows and easy access to outdoor space.
Can I change the look of the walls and floors?
Yes. Select a wall face or a floor and give it a paint color or a photo texture such as tile, wood, stone or brick; the 3D view shows it. Furniture stays in simple shapes, so use it to check the layout and the overall look, not as a finished rendering.
Is an open layout always better?
No. Open space feels larger and brighter, but it carries noise and cooking smells and leaves fewer walls for furniture and storage. The examples keep doors on bedrooms and bathrooms for that reason.
How do I see what removing a wall would do?
Open the plan, delete the wall and look at it in 3D; the two rooms merge into one with a combined area. Undo (Ctrl/⌘ Z) brings the wall back.
Are these examples drawn to scale?
Yes. The drawings are generated from the plans at true proportions, and every plan opens in the editor with its real sizes, in meters or in feet and inches.
