What makes this layout work

  1. Living behind the L

The 54.0 m² (581 sq ft) living room and the dining space run along the back wall, with two windows on it.

  2. The bedrooms on the wing

The 17.6 m² (190 sq ft) bedroom and the 25.2 m² (271 sq ft) second bedroom take the left wing and the back right corner.

  3. Two separate wet rooms

The toilet and the bath are separate rooms down the right side, each with its own door off the hall or kitchen.

Who this template suits

  1. A site with an L-shaped plot

The outline fits an L-shaped or corner plot with setbacks on two sides.

  2. Private bedrooms

The wing layout keeps the bedrooms away from the living and the road side.

  3. A compact house

Seven rooms in an L, keeping the footprint tight.

Things to consider

  1. The hall is on the road side

    The 4.20 × 2.40 m (13′ 9″ × 7′ 10″) hall takes the front door, so the entrance is on the street-facing corner.

  2. The living room has two rooms behind it

The living room opens to the kitchen and to the bedroom; add a door if you want the bedroom more private.

  3. The two wet rooms are not en-suites

Both the toilet and the bath open off the hall or kitchen, not the bedrooms. If you want a bath by the bedrooms, rework the right-side stack when you adapt the plan.

Make it fit your space

  1. Open the living into the kitchen

Widen the opening between the living room and the kitchen (the archway) for a more open plan.

  2. Add a bathroom

Split one of the two wet rooms, or draw a new one off the hall (R) with a toilet and basin (D).

  3. Adjust the tour

Reorder the four saved 3D cameras to match the way you want to walk a visitor through the plan.

How many bathrooms?

Two: the toilet and the bath, each its own room off the hall or kitchen.

How does it differ from the other house templates?
