Layout overview
The ground floor measures 11.40 × 10.80 m (37′ 5″ × 35′ 5″) and the first floor 11.40 × 10.20 m (37′ 5″ × 33′ 6″) to the wall center lines. On the ground floor the main door opens from the sit-out into the 6.00 × 4.80 m (19′ 8″ × 15′ 9″) hall; the dining area and the staircase are to its right with the kitchen behind the dining area, and the guest bedroom with its own toilet is at the back.
A dog-leg stair rises in its own staircase room to the first floor, where a family lounge links bedrooms 2 and 3, the master bedroom (through a small lobby) and the stair. Bedroom 2 opens onto a front balcony above the sit-out.

What makes this layout work
Guest bedroom on the ground floor
The 4.20 × 4.20 m (13′ 9″ × 13′ 9″) guest bedroom with an attached toilet suits elderly parents who should avoid stairs.
A toilet for every floor and most bedrooms
The guest bedroom, the master bedroom and bedroom 3 each have an attached toilet, and there is a common toilet on each floor.
Wash area beside the kitchen
The 2.40 × 1.80 m (7′ 10″ × 5′ 11″) wash area opens from the kitchen and holds the washing machine.
Family lounge upstairs
The 23.0 m² (248 sq ft) lounge gives the bedroom floor its own sitting room.

Who this template suits
A joint family house
Parents on the ground floor, the family upstairs, with shared rooms in between.
Planning a duplex
See how the stair and the rooms line up from one floor to the next.
A brief for an architect
Export both floors to PDF and mark the changes you want.
Things to consider
Check the stair
It is a 1.00 m (3′ 3″) wide dog-leg stair with the editor's default 0.28 m (11″) going for a 2.70 m (8′ 10″) floor height. Check width, rise and going against the rules where you build.
Deep front yard
The house leaves a deep open area in front for parking and a garden. Move the house forward if your setbacks allow and you want a larger back yard.
Bedroom 2 is larger than the master
Bedroom 2 (20.2 m² (217 sq ft)) is bigger than the master bedroom (17.6 m² (190 sq ft)), but the master has the attached toilet. Swap the names if that suits you better.
Side margins are narrow
Both floors have side windows, but the house leaves less than half a metre to each side boundary of the 40 ft plot. Confirm the side setback where you build; it may mean narrowing the house.
Make it fit your space
Switch floors
Use the floors menu to move between the ground and first floor; the floor below shows faintly underneath.
Plan the terrace
Add a floor above and draw the stair room; leave the rest open as the terrace.
Turn the lounge into a fifth bedroom
Draw a wall across the lounge and add a door (D) to split off a bedroom.
