Layout overview

The house is 8.40 × 11.10 m (27′ 7″ × 36′ 5″) to the wall center lines. You enter from the sit-out into the 4.80 × 3.60 m (15′ 9″ × 11′ 10″) hall, which opens through a wide opening to the dining area; the kitchen and the common toilet open off the dining area. The pooja room opens off the hall at the front, between the parking and the sit-out, and shares no wall with a toilet or the kitchen.

The master bedroom has its own toilet and is reached through a short passage from the dining area; bedroom 2 opens from the dining area too. The parking area is left as open ground in front of bedroom 2, at least 5 m (16′ 5″) deep.

Sizes and areas are measured to the center lines of the walls, the same way the editor’s area schedule measures them, so each room’s clear floor is slightly smaller.

What makes this layout work

  1. Dining at the center

The 3.00 × 3.00 m (9′ 10″ × 9′ 10″) dining area links the hall with the kitchen, the bedrooms and the common toilet, so the hall never doubles as a corridor.

  2. Attached and common toilets

The master bedroom has an attached toilet; guests use the common toilet off the dining area.

  3. Car parking on the plot

The front-left corner stays open for a car, and the sit-out in front of the hall works as the entrance.

  4. Kitchen at the back

    The 3.00 × 3.30 m (9′ 10″ × 10′ 10″) kitchen has windows on two outer walls and a door to the dining area.

Who this template suits

  1. Building on a 30 × 40 plot

Start from a full room set and change sizes to match your plot and setbacks.

  2. Discussing a plan with family

Walk through it in 3D and move rooms before meeting an architect.

  3. Checking furniture

Try a larger dining table or a double wardrobe and see what still fits.

Things to consider

  1. Small pooja room

The pooja room is 1.80 × 1.20 m (5′ 11″ × 3′ 11″). Take space from the hall behind it if you want a larger one.

  2. Passage to the master bedroom

The passage takes 2.2 m² (23 sq ft). It keeps the bedroom door out of the dining area but cannot be furnished.

  3. Setbacks are not drawn

Only the plot boundary is shown. Front, side and rear setbacks depend on local rules; start a plot project with setbacks to see the buildable area.

  4. Side windows near the boundary

On a 30 ft wide plot the side walls are under half a metre from the boundary, yet the master bedroom and the kitchen have side windows. Check whether your local rules allow openings that close to a neighbour.

Make it fit your space

  1. Add an attached toilet to bedroom 2

Draw two walls in a corner of bedroom 2 with the wall tool (W) and add a door (D).

  2. Open up the sit-out

Delete the sit-out front wall to leave it open, or drag it forward to make the sit-out deeper.

  3. Build a first floor

Add a floor above, place a stair (S) in the parking corner or the hall, and draw the upper rooms over the walls below.
