Layout overview

The house measures 5.80 × 6.60 m (19′ × 21′ 8″) to the wall center lines and sits at the back of the plot. The main door opens from the front into the 3.60 × 3.60 m (11′ 10″ × 11′ 10″) hall; the bedroom is behind the hall, and the kitchen and the pooja room open off its side wall.

The toilet opens from the bedroom. The plot boundary is drawn as four dimension lines with the plot size above it and the road side marked below, so it stays out of the way when you move walls.

Sizes and areas are measured to the center lines of the walls, the same way the editor’s area schedule measures them, so each room’s clear floor is slightly smaller.

What makes this layout work

  1. Hall at the entrance

Visitors step straight into the 13.0 m² (140 sq ft) hall, the largest room, and never pass through the bedroom.

  2. Kitchen platform along one wall

The 2.20 × 3.00 m (7′ 3″ × 9′ 10″) kitchen keeps the counter and stove on the outer wall under the window, with the fridge opposite.

  3. A separate pooja room

The 2.20 × 1.60 m (7′ 3″ × 5′ 3″) pooja room has its own door off the hall, next to the main entrance.

Who this template suits

  1. Planning a small plot

See how a hall, kitchen, bedroom and toilet fit on 600 sq ft of land before talking to a builder.

  2. A rental unit

Use it as the starting layout for a one-bedroom unit on a narrow plot.

  3. Comparing plot sizes

Start a project from a 20 × 40 or 25 × 40 ft plot in the plot picker and redraw the same rooms to compare.

Things to consider

  1. No car parking

The open strip in front of the house is about 2.39 m (7′ 10″) deep, enough for a sit-out or two-wheelers but not a car.

  2. Toilet only through the bedroom

Guests have to pass through the bedroom to reach the toilet. Delete its door and add a new one (D) on the wall it shares with the kitchen, or add a passage, if that matters.

  3. Walls close to the boundary

The house is almost as wide as the plot, so most windows are on the front and back walls. Check how close to the boundary you may build where you live.

Make it fit your space

  1. Try another plot size

Start a new project from the plot picker with another size, then copy the rooms across (select, Ctrl/⌘ C, switch projects, Ctrl/⌘ V).

  2. Make it a common toilet

Delete the toilet door and add a new one (D) on the wall the toilet shares with the kitchen, so guests can reach it without the bedroom.

  3. Add a floor

Add a floor above from the floors menu and place a stair (S) to grow it into a 2 BHK.

Frequently asked questions

How big is the 1 BHK house?

38.3 m² (412 sq ft) in 5 rooms, measured to the wall center lines; the house is 5.80 × 6.60 m (19′ × 21′ 8″) on a 20 × 30 ft plot.

What is the area of a 20 × 30 ft plot?

600 sq ft · 66.7 sq yd (gaj) · 55.7 m². In some places plot sizes are quoted in gaj, which is the same as square yards.

Is the area here carpet area or built-up area?

Neither exactly. The editor measures each room to the wall center lines, which is more than the carpet area and less than the built-up area. Use the dimension tool if you need clear inside sizes.

Can I use this plan to get approval?

No. It is a layout for planning and discussion. Approval drawings must meet the setback and building rules of your local authority and are usually prepared by an architect or engineer.
