Bill of Quantities (BOQ) Calculator

List the work items of a building job with their quantities and units, add your own rate for each, and the BOQ calculator works out every amount, a subtotal per bill, contingency, contractor profit, tax and the grand total. Rows without a rate are kept in the list but left out of the totals.

Bill: Substructure

  • PCC 1:3:6 in foundation: 10 m³, no rate

Bill: Superstructure

  • RCC M20 in slab: 12 m³, no rate
  • Brickwork in CM 1:4: 25 m³, no rate

Items without a rate (not in the totals)

  • PCC 1:3:6 in foundation: 10 m³
  • RCC M20 in slab: 12 m³
  • Brickwork in CM 1:4: 25 m³
How this was calculated
  • Amount = quantity × rate (rows without a rate are listed, not priced)
  • Subtotal = sum of amounts
  • Contingency = subtotal × contingency %; Profit = subtotal × profit %
  • Tax = (subtotal + contingency + profit) × tax %
  • Grand total = subtotal + contingency + profit + tax
  1. PCC 1:3:6 in foundation = 10 m³ = no rate
  2. RCC M20 in slab = 12 m³ = no rate
  3. Brickwork in CM 1:4 = 25 m³ = no rate

How to use the BOQ calculator

Each row is one item of work. Type a short description (for example "RCC M20 in slab"), the quantity, pick the unit and, if you have one, the rate per unit. The optional bill name groups rows, such as Substructure, Superstructure or Finishes; rows with no bill name go under General.

Each priced row gives quantity × rate = amount. Amounts are added per bill and then into one subtotal. Contingency and contractor profit are percentages of that subtotal. Tax is applied last, on the subtotal plus contingency plus profit. All three start at 0, so set the ones your job uses. Use Copy or Print to take the bill away as text.

What you need

Quantities come from the drawings: concrete volumes, brickwork volumes, plaster and flooring areas, steel weights. The other calculators in this section measure them for you. Rates come from you: a contractor quote, a local schedule of rates, or your own rate analysis. The calculator holds no prices of its own, and works in whatever currency you type.

Accuracy and limitations

The calculator works in ordinary computer arithmetic and rounds only when it shows a figure, so any rounding error is far smaller than one paisa or cent. The totals are only as good as the quantities and rates you enter. A row without a rate is shown in its own list and not counted, so a grand total with unpriced rows is short by those items. The tax step is a single percentage on the whole bill. If different items carry different tax rates, or tax is charged on a different base in your contract, work those out separately.

Next steps

To build a rate from material, labour and overheads, use the Rate Analysis Calculator. To measure quantities, use the Brickwork Calculator and the Concrete Mix Calculator. To get a whole-house BOQ straight from a floor plan, the India Construction Cost Estimator (/tools/india-cost-estimator/) generates one from the rooms you draw.

Frequently asked questions

What is a Bill of Quantities?

A Bill of Quantities (BOQ) lists every item of work in a project with its description, unit and quantity. Contractors price it by adding a rate to each item, which makes quotes comparable line by line.

In what order are contingency, profit and tax added?

Here, contingency and contractor profit are each a percentage of the subtotal of priced items. Tax is then a percentage of subtotal + contingency + profit. The steps under the result show each figure.

Why is the grand total blank?

No row has a rate yet. Add a rate to any row and the amounts and totals appear. Rows you leave without a rate stay listed but are not counted.

Can I use cft, sqft or rft?

Yes. Pick the unit each item is measured in: m³, m², m, kg, tonne, nos, bags, cft, sqft, rft, day or LS (lump sum). The rate must be per that same unit.
